Terms And Conditions

**1. Plan Limitations and Exclusions**   Each seasonal maintenance visit includes only the inspections and tasks expressly identified in the applicable Seasonal Checklist, together with minor incidental adjustments performed at the technician’s discretion (“while‑we‑are‑there” tasks), not to exceed sixty (60) minutes of labor per visit. Any services, repairs, or tasks that fall outside the defined scope or exceed the allotted time shall be billed at the discounted labor rate associated with the customer’s plan and may require a separate appointment. Large‑scale or specialized projects—including, but not limited to, full room painting, structural modifications, or extensive remodeling—are expressly excluded from all monthly plan fees. Customers may, however, be eligible for discounted labor rates for such projects depending on their plan level. Standard gutter debris removal is included under the Essential Care Plan for residential properties. Properties exceeding this height or exhibiting excessive debris accumulation may require a custom quote. Priority scheduling for emergency issues—defined as conditions posing immediate safety risks or active property damage, such as ongoing water intrusion—is provided subject to technician availability. 
**2. Labor and Materials**   Labor associated with scheduled maintenance tasks is included in the customer’s plan. Materials, consumables, and replacement parts (including, but not limited to, filters, bulbs, and hardware) are not included and will be invoiced separately at the time of service.
 **3. Time Allocation**   Each maintenance visit includes up to three (3) hours of labor, depending on the customer’s selected plan. Requests for additional services beyond the allotted time will be billed at the applicable discounted labor rate. Services requiring extended labor, specialized skills, or additional resources may necessitate a separate appointment. 
**4. Minimum Commitment Requirements**   The Foundation Plan requires a minimum commitment period of six (6) months.   The Essential Care Plan requires a minimum commitment period of three (3) months.   These minimum terms ensure continuity of service and proper execution of recurring maintenance tasks. 
**5. Cancellation Policy**   Customers may cancel their plan at any time by providing thirty (30) days’ written notice. If cancellation occurs prior to fulfillment of the required minimum commitment period, the initial visit will be reclassified and billed at the standard, non‑discounted rate. 
**6. Additional Member Benefits**   Essential Care Plan members are entitled to priority scheduling for urgent issues involving safety hazards or potential property damage. Essential members also qualify for discounted labor rates on major repairs or services not included within the scope of the standard plan.
